Q. We've only looked on the internet, where do we
go from here?
Give us a call. Sometimes looking on the internet doesn't help in
finding most update to date information. We'll discuss with you your
motivation for moving as well as things like, location, price range,
and other general information. We then invite you to sit down with
us and set up your very own search criteria so you get things that
are exactly what you are looking for and we will show you what is
currently on the market, followed by the opportunity to look around
neighborhoods and see some homes.
Q. When is the best time to start looking?
When you start to contemplate a move. This will help you to understand
what is available to you in your price range and see if there are
homes that would fit your needs. If were are listening carefully our
agents should be able to show you everything that fits your criteria
with a day or two. No need to be concerned if it should take longer
though. We are here to work for you!
Q. Do we need to contact a lender before we meet?
This is very helpful because just like having a kid go through a
candy store and then telling them they can't have any, it is not a
good idea to look at lots of homes and later find out they are not
in your price range. It will only make it harder to look at those
homes that are in your price range.
Q. What other costs are involved?
We highly recommend that you get an inspection of the house you decide
you would like to purchase. Inspections range in price form $200 on
up depending on location and size of the property. Closing fees are
another additional expense that is typically split one half buyer
and one half seller which pays the title company for closing the transaction
and making sure the title is transferred properly. Your lender will
also have a few expenses that you should be able to ask ahead of time.
Some of these might include fees for a credit report and an appraisal.
Q. How much do you charge?
Our services are paid by a percentage of the cost of the home and
are typically paid by the seller in a transaction. Buyer's rarely
have to pay an agent for their services.
Q. How long does it typically take to close on a
home?
This depends widely on your lender but most lenders prefer a month
to get everything in line. If you are not taking a mortgage you can
close as quickly as the paperwork can be put together, usually within
a week.
